TUPELO - Tupelo Planning Committee amends zoning rule after Toyota-supplier recruitment gap
City officials say a zoning oversight nearly complicated efforts to recruit a Toyota supplier before staff caught the problem.
At the Tupelo Planning Committee's Sept. 1 meeting, members took up text amendment TA26-02, addressing Chapter 4 use compatibility in the city's MUCC-2 commercial zoning district. Tanner Newman, the city's director of development services, told the committee the issue surfaced during a recent business-recruitment effort. "It became evident during uh the recent recruitment process that uh in the MUCC zoning district which is a commercial zoning district, uh lot manufacturing warehouse andor distribution uh nor heavy manufacturing were allowed in that zoning district by any type of of use right compatible or flexible use," Newman said.
The committee voted to add manufacturing, warehouse and distribution uses to the list of compatible and flexible uses permitted in MUCC-2.
The change addresses what city staff described as a regulatory gap that could have hindered investment the city was actively seeking. According to the amendment, light manufacturing and warehouse or distribution operations would become compatible uses in the district, while heavy manufacturing would be classified as a flexible use subject to committee review. City officials framed the correction as a straightforward fix to a zoning code that had not anticipated the type of industrial recruitment now underway in Tupelo.
